A WOOLLAHRA house has sold for almost $300,000 more than it did in 2014, selling under the hammer today for $1.54 million.
The three-bedroom home at 13 Woods Ave was last exchanged for $1.25 million and since then no alterations have been made except for a fresh layer of paint.
A large crowd turned out to see five out of six bidders try their hand at securing the property, with strong bids placed and the end result being $150,000 above the reserve.
The buyer, who chose not to disclose his name, said he had been house hunting for about two months and intends to live in the property.
“I saw tonnes [of properties] and this one stuck out among all the others,” he said.
“It’s been nerve wracking but it all turned out well.”
Owners Julian and Susannah Hanton were thrilled with the result.
“It’s a beautiful family home in a great area with great schools nearby,” Mr Hanton said.
Mr and Mrs Hanton’s initial plan was to live in the home but their plans have since changed. Currently residing in London, the couple will be staying there a while longer and decided to put their Woollahra home on the market.
Belle Property Bondi Junction’s Matt Douglas said the sale price was a reflection of how the market had changed since last year.

“A lot of buyers pumped the breaks early last year thinking that the market was going to slow down I think a lot of them had a rude shock once the end of January/February hit and they noticed there was not much out there.”
